Facilities Repairs & Maintenance

Property Managers and Home Owner Associations are obligated to maintain their facilities in a safe and habitable condition. To do so requires as-needed interior and exterior repairs, and/or upgrades to existing building components and systems. All buildings deteriorate over time from harsh weather conditions, normal wear and tear, obsolescence, ice, water, and/or fire damage. Deteriorated exterior stairs and decks are of particular concern because they can collapse under snow, wind, and/or seismic loads causing injury to residents thereby exposing Owners, HOAs, and their Property Managers to liability.

Current-generation roofing, siding, and stucco materials are less expensive to maintain, and have significantly longer life spans than do the original exterior materials on most buildings. Additionally, these newer exterior finishes will improve the appearance of a property increasing its value.

Those building components and systems that affect energy usage must also be inspected to determine whether or not they should be upgraded and/or replaced. Current-generation energy-efficient windows, exterior doors, furnaces, boilers, control systems, water heaters, lighting, and additional insulation have short-term payback periods resulting in long-term cost benefits to Owners. Going Green dramatically reduces energy costs.

Anchorage Construction can perform a complete Maintenance Audit of your properties to determine which building components need immediate repair, and what the expected remaining lifespan is of other building components and systems. A prioritized multi-year Maintenance Budget can then be extrapolated from the Maintenance Audit for projecting future maintenance costs. This is an essential forecasting tool for Property Managers and HOA Boards who must raise sufficient revenues to insure that reserve funds are adequate to maintain their properties over the long run.
